Wealth management firm Homrich Berg has signed a 26,126-square-foot lease to move its headquarters to Three Alliance Center, located in Atlanta’s Buckhead submarket. Andy Ghertner and Carla Williams of Cushman & Wakefield represented the tenant in the transaction, and the landlord, Tishman Speyer, was self-represented by Chris Ahrenkiel.
“We’re looking forward to moving our Buckhead office to Three Alliance Center after over 25 years in our current location,” said Andy Berg, CEO of Homrich Berg. “As we continue to grow Homrich Berg, we felt it was important to locate our main office on the Georgia 400 corridor, centrally located for both clients and employees. MARTA rail access was also important as we look to the future and continue to seek the best talent to serve our clients. Our clients will appreciate the easy access to our office, and we will design our new office to align with our core values of teamwork and service.”
Three Alliance Center is supremely located at the intersection of Georgia 400 and Lenox Road at 3550 Lenox Road, adjacent to the Buckhead MARTA station. The 30-story, 494,904-square-foot building features Atlanta’s first faceted glass curtain wall system and 360-degree floor-to-ceiling windows.
“It was clear to us early on in the process that Homrich Berg was focused on trying to figure out what option would provide the best client experience,” Ghertner said. “They had two options: to stay in Buckhead Plaza where the landlord was aggressively trying to retain them, or move to Three Alliance Center, a new building and a blank slate to design a brand new office. An interesting corollary is that with the current rent spike in Buckhead, there was little economic advantage between renewing in their existing location versus moving to a new building.”
Three Alliance opened in late 2016 and represents the final phase of the Alliance Center office complex. Amenities include an on-site fitness center, conference center, 24-hour security, covered parking and the latest in technology.
